HELP Mortgage Protection Program

Today the number one reason for mortgage defaults is loss of employment. This is why our involuntary-loss-of-employment coverage is such a tremendous benefit, protecting homeowners from the very thing that can put their households into financial crisis.

This service provides homeowners with assistance for any other type of unforeseen financial difficulty. In short, this program is a safety net for homeowners should they experience a short-term financial challenge. The assistance we provide may be financial, educational, or both.

Overall Homeowner Education and Loan Protection service (HELP) Summary.

The HELP program has been around since 2003 and until recently was only made available from direct sources. Creative Alliances has been granted the exclusive rights to make this program available within the residential real estate community. It is imperative that the following be acknowledged-

This is a package of benefits, NOT insurance. While one of the benefits includes an insurance backed protection, NOTHING should be stated to indicate insurance is being sold or purchased. Along those lines, it needs to be acknowledged that no commission or fee is being paid to or received by the providing party whatsoever (Real estate brokers, agents, lenders, etc). Every effort possible will be made to inform everyone of any changes, additions or terminations of any aspect of this program. Given the fact some of the program involves third party providers, such changes CAN happen with little to no advance notice.

Adverse selection
  1. Underwriting carrier reserves the right to withdraw the rights to provide this package from any Sponsor or Company where they believe they are being exposed to an undue adverse selection.
  2. This program is available for sellers to provide to buyers, for agents and/or brokers to provide, or lenders. Buyers CAN NOT purchase this package direct.
  3. HIGHLY RECOMMENDED- participating Sponsors are encouraged to have an accept/decline document placed in their files. This provides additional support stating the program is being offered on an uniform basis.

Rainy Day Program Components
   Education and Counseling

Communication and Relationship Building - The Rainy Day Foundation (founded 2003) reach out to homebuyers within 72 hours after receiving an enrollment application to introduce ourselves, explain who we are and ensure they understand the services that are now available to them.

Out-bound Personal Phone Calls - Continuing for the first six months of mortgage payments, we call new homeowners to review the services that are available to them, to gauge their current financial state and to validate that their mortgage payments will be made on time.

On-going Communication and Education - Before the homeowner's first mortgage payment is due, and continuing each month for up to two years, we provide sound financial tips and informational resources to assist the homeowner in maintaining financial stability.

In essence, we build positive relationships with homeowners, who recognize us as people who truly care about their financial well-being and who know who to call if a difficulty should arise.

   Enrollment and Claim Process

  1. Sponsors pre-enroll the buyers into the HELP program by completing the simple informational form through the My HELP Connection or My HELP Connection Sponsor Centers. This information is passed along to The Rainy Day Foundation.


  2. Payment- Normally payment is addressed on the HUD-1 (Check your local requirements), an invoice is produced at the point of application.


  3. After closing, the Rainy Day counselor calls and then sends a welcome package directly to the buyers.


  4. Sponsors log into their Sponsor Center and change the status of the buyer from "Pending" to "Closed" as a cross check.


  5. Buyers wanting to file a claim are directed (within the Welcome Package) to Cynosure Financial, the administrator for the underwriting carrrier. For privacy purposes, this process is directly between the buyer and the assigned underwriting carrrier.
